At American Home Shield, we cover the major components of your home systems and appliances that break down over time due to normal wear and tear, undetectable, pre-existing conditions or breakdowns caused by a lack of maintenance, and malfunctions due to rust or corrosion - all without needing to provide maintenance records. If we can’t repair your covered item, we’ll replace it subject to the limitations and exclusions of your contract.

The price of a home warranty depends on a few factors, such as  the level of  coverage  you need for your home and the Service Fee  you select.  As a member of American Home Shield, you set the Service Fee amount you pay (either $100 or $125 plus sales tax where applicable) when your purchase your home warranty. You will pay a Service Fee each time you place a service request and a Pro (plumber, electrician, etc.) comes to your home to provide service. The amount that you choose can help adjust your monthly cost — a higher Service Fee results in a lower monthly cost, or if you think you may be placing a lot of service requests throughout the year, a lower Service Fee may make sense for you. You get to choose! With  three plans to choose from, you can pick the plan that’s right for you and your home’s needs. 

We have 3 plans with multiple add-ons so you can customize your plan depending on your and your family's needs. From a basic plan to our more comprehensive coverage options, our mission is to cater to everyone. 

For example, having an add-on that covers the electronics in your house might be especially relevant if you're currently working from home, but you would not need protection for pools and built-in spa equipment if you don't have one. We offer the flexibility to create your own plan so it fits your unique needs and budget.

Our standard contract term is 1 year and can be renewed upon expiration. When you purchase a new home warranty plan, there is a 30-day waiting period before you can make your first service request.  

You can place your first service request 30 days after you buy your home warranty plan.

Yes! We don't care how old your home’s systems and appliances are. You can purchase an American Home Shield® home warranty without an inspection or maintenance records. 

 

There is a $5,000 per system limit for HVAC systems, although some limitations do apply ($1,500 coverage limit for Geothermal A/C systems and coverage up to $1,000 should the Pro need to cut through concrete to access any system components). The coverage limit for appliances depends on your plan: The ShieldGold™ plan covers up to $2,000 for each covered appliance and the ShieldPlatinum™ plan covers up to $4,000 for each covered appliance. The ShieldSilver™ plan does not cover appliances. Additional limitations and exclusions apply – see sample contracts for details.

For home buyers and existing homeowners, coverage begins once you purchase your new home warranty plan. You are charged for your home warranty plan 30 days after you sign up, making your coverage and plan start date begin at the time of purchase. There is no waiting period for seller coverage.
